Perhaps one of the most vital parts of your home, is your roof. It covers and protects the rest of the house from the weather, and keeps you warm in the Winter, cool in the Summer. The whole idea is that you should replace the roof before you start having too many problems, before it starts leaking, or is coming apart.

There some tips you can use to see if your roof is in need of replacing. The first thing that you should do is check the outside of the home and look at the roof to see if it looks okay. One of the first things to watch for is a buckling of the roof. Vents that were not correctly installed or even inadequate ventilation are just two factors contributing to the cause. Another cause is from the previous roofers just laying new shingles without removing the old ones. Check the ground for shingles that have broken off or have been blown off when walking around the home. Finding a lot is also a sure sign that your roof is in need of replacement.

Do not be shy about getting up on a ladder to have a closer look at the condition of the roof. If you spy any rotting or discoloration in the shingles on your roof. If you have wetness in your roofing it can become discolored and cause algae and moss to grow there. The meaning of this is that either the materials were not properly treated for moisture resistance or the roof was not laid properly. Shingles that have started to rot are telltale signs that the roof has started to deteriorate. If you can see rot, chances are very likely that there are also places that is also rotting where you can't see.

A termite inspection done for your roof is a very good idea. Areas between the shingles and the insulation is where you will most likely find termites breeding, but only a licensed specialist can determine this. If they don't find signs of a problem, it would be ideal to have them return every five or so years to make sure that there still isn't a problem.

These are just some of the things you will look for when determining if your roof needs to be replaced. You have to consider the cost of just repairing the roof, or having it completely replaced. When considering the benefits of replacement versus repairs, remember to factor in if your roof is more than ten to fifteen years old. If looking to sell your home in the future, replacing it may also be a good idea, since having a new and warrantied roof is a good selling point to any potential buyer.
